Terms of Service

The service and property information

Chicago Property Leads provides searchable published property leads and source information. A City of Chicago 311 vacancy complaint is a report; it does not independently establish vacancy, abandonment, availability for purchase, or ownership by a particular party. Records may be incomplete or outdated. Verify property facts independently before relying on them or entering a transaction. Any displayed valuation is an estimate, not a guaranteed sale price or investment return.

Acceptable use

Use property information for lawful property research and investment analysis. Respect privacy, property rights and applicable law when contacting people or visiting properties. Do not use the service for harassment, fraud or other unlawful activity.

Do not share account credentials or provide unauthorized account access. Automated scraping or bulk extraction requires our authorization. This does not restrict CSV exports available through your plan.

Evaluation access

The 3-Day Evaluation costs $4.99 USD once and provides 72 hours of access from the verified payment time. Access expires automatically. It does not convert into a monthly subscription or initiate recurring billing. One evaluation purchase is available per account over its lifetime. The evaluation covers records published in the 30 days before purchase; that historical window stays fixed. CSV export requires full membership.

Monthly access and cancellation

Full Historical Access costs $39 USD per month and renews automatically monthly until canceled. Access follows the verified paid billing period. Cancel through Account → Cancel Stripe Subscription. Confirm cancellation to stop renewal at the end of the current paid period. Access continues through the paid-through date shown in your account; the subscription will not renew after cancellation takes effect.

Signing in on a new device ends the previous application session. Payment-based access starts after server verification of successful payment, not merely a checkout redirect. Cancellation does not automatically refund completed payments; the Refund Policy applies.

Material changes

We will notify customers of material changes to the service or these Terms by email or a prominent notice in the service, explaining the change and when it takes effect.

Privacy Policy

Information used by the service

We use your account email and managed sign-in information to provide registration, authentication and password recovery. Application session records include a session identifier and browser/device information to enforce single-session access. Saved-property choices are associated with your account.

Stripe processes payment details through its hosted checkout. The application records payment-provider identifiers, selected plans, payment and subscription status, paid access dates and billing-event records to verify access, prevent duplicate processing, manage cancellation and address refunds or disputes. The application does not store your full payment card number or card security code.

Providers, maps and browser storage

The service uses HighLevel/97CRM managed hosting and Cloud, including Supabase-based authentication and storage, Stripe for payments, and Google Maps for property maps. These providers receive information needed for their services. Hosting and security systems may process technical request and usage information. Browser storage keeps sign-in/session information and the checkout plan you select.

Property records displayed in the service include addresses, parcel identifiers, coordinates and available public-source information. These records are separate from your customer account information.

Retention

We retain personal information for as long as reasonably needed to provide the service, maintain account security, enforce lifetime evaluation eligibility, preserve payment and audit records, resolve refunds or disputes, and meet applicable legal requirements. Retention depends on the information, its purpose, and continuing legal or operational needs; records may remain after access ends.

Access, correction and deletion requests

Contact leads@ibuyany.com to request access to, correction of, or deletion of your personal information. We may ask for information reasonably needed to verify your identity before responding. We handle requests subject to applicable law and may retain information where permitted or required for billing, security, fraud prevention or other lawful purposes.

Information security

We use reasonable safeguards intended to protect personal information, including managed authentication, account and session authorization checks, and server-side handling of Stripe credentials. No Internet service or security measure can be guaranteed completely secure.

Material changes

We will notify customers of material changes to this Privacy Policy by email or a prominent notice in the service, explaining the change and when it takes effect, and update the effective date.

Nothing in this policy limits rights provided by applicable law.

Refund Policy

Refund requests are reviewed individually based on the circumstances of the purchase, services provided, and applicable law.

Refunds are not automatically guaranteed. Full or partial refunds may be approved when appropriate.

The $4.99 evaluation is a one-time purchase providing 72 hours of access. It does not automatically convert into a monthly subscription.

The $39 monthly subscription renews automatically until canceled.

Cancellation does not automatically refund previously completed payments.
